As a local Realtor and Mastic Beach resident, I think homeowners in the targeted area should seriously consider listening to the state’s offer. Between the rising cost of construction, repeated flooding concerns, and long-term insurance challenges, building new homes in some of these locations is becoming increasingly difficult.
If your home has not been raised and sits in a high-risk flood zone, it may be wise to at least hear what the state is proposing — especially if the offer reflects true market value. On the other hand, if you already invested in elevating your home, holding onto it could make sense, with the understanding that certain roads, such as Rivera Drive, may no longer be maintained by the town in the future.
From what has been shared so far, there does not appear to be a clearly published covenant yet stating that every acquired parcel will remain open space forever, although the program’s stated intent is preservation and flood mitigation. Either way, I would strongly recommend responding to the notice and getting the full details directly from the state before making any decisions. Listening to the offer costs nothing — and informed choices are always the best ones.
